Demographic Profile of Langebaan

Frequent conversations among the "locals" are about how the town is constantly growing. The rate of new residential developments being launched, especially commercial developments, seems to underline this growth. Big percentage of Municipal Budget  is annually allocated to Langebaan, just to keep up with infrastructure planning.

 

One of the biggest advantages of Langebaan is that it cannot extend  more, only more density can take place, as its urban edge, on the south, borders the West Coast National Park and the town on the northern side, is surrounded by Mittal Saldanha Steel's property. The biggest benefit is that due to supply versus demand, the property prices skyrocket with an average growth of 20% annually.

 

So what is the demographic profile of the town? This can be very important information, espesially start -up businesses.

The only official data dates back to the 2011 Census, and as we still waiting for the 2021 Census results, the Municipality does its planning on estimated growth, new accounts opened at the Muncipality and average size of households.

In 2011, the count was 8 297 residents. In 2015, the Municipality did a Community survey which confirms the unofficial count of 14 442 residents. Based on the growth pattern, the count in 2020 was 22 312 residents.The household growth forecast  is annually at 3% between 2021 and 2025. The ability to work from home has enabled households to move away from the economic hubs and settle in Langebaan. This "Zoom-town" trend, is attracting even more households, particularly from Gauteng, to settle here. The biggest concentration of permanent residents stay  in Myburgh Park, the Langebaan Country

Estate and Midtown, but the massive growing pattern to the north, around Mykonos, is changing this trend fast.

Census 2011 indicated 48,8% males and 51,2% females. The  Race composition is 

56% White, 34,7% Coloured and 7,4% Black. The home language is 76,2% Afrikaans

and 19,2% English. Unemployment rate is 4% and median home price in 2017

was R2 million.  

Interesting, is the age composition. The biggest segment is in the 40 to 45 age group.

Followed by the 45 to 50 aged  and third is the 35 to 40 age group, indicating a very 

young and economic active, working- age population and  therefore not a retirement

village as perceived to be. The town also has a big under 20- year old age bracket,

which can be confirmed with 3 private and one government school in a only

20,17 km2 town and 11 school busses that transport kids daily to neighbouring towns.

Also noticeable, is the inward migration of job-seeking young adults (under 35) to the town and  the growth in the single-person households.

Langebaan is the prefered  residential choice in the Saldanha Bay Municipal área. Vredenburg (28 km) is the commercial centre and Saldanha (20km), the industrial hub. No industries with heavy manufacturing  are allowed in Langebaan and therefore the main commercial activities for Langebaan are tourism, real estate, retail and building .

As tourism has the biggest market share of the economy in Langebaan, it is important especially those in the hospitality industry ,to know who is visiting and why.

 

Of all the visitors to Langebaan, 32% are from overseas and 68% are domestic travellers.  The  biggest overseas market is Germany (35,1%), United Kingdom (14,3%) and the Netherlands (13,7%) and  the main purpose of visit is for leisure (76,5%).From the domestic market, 75,7%  is from the Western Cape, 7,8% from Gauteng and 5, 1% from Eastern Cape and  their main purpose of visit  is 72,6% leisure and 4,6% for business. Over the December/January holiday period,more than     100 000 additional visitors come to Langebaan, above those that have homes/holiday homes. Of all tourists, 8% are returning visitors.

Langebaan attracts a stronger share of travellers from the youth market.  From all visitors, 22,7% are in 21-35 age group, 17,6% younger than 20 years old and 22% fall in the 36 - 50 age bracket. This can mainly be contributed to the outdoor lifestyle, leisure and watersports.

Travel group size are dominant, pairs or couples at 50,8%. Solo travellers make up 29,1 % and those travel in groups of threes (10.9%) and in fours (6,4%).Their main purpose of visit is  leisure (64,4%), events (15,6%), visiting family & friends (12,4%), sport (5%) and  for business (4,6%).

Langebaan has the highest share of overnight travellers in the West Coast and from all tourists, 77, 7% prefer to stay, while 22,3% are day visitors. Average length of stay is one night (14,5%), 2 nights (23,5%), 3 nights (18,8%), four nights (14,7%) and 5-6 nights are 5,7%.

The foreigners prefer to stay in Guesthouses (13,8%) and self-catering (11,9%), while domestic  is more in favour of self -catering accommodation (14,3%) than Guesthouses (5,6%). The average spend for foreigners are between R500-R1000 per day,per person, while domestic travellers in Langebaan spend on average R200 -R500 per person, per day.

One of the biggest attraction is the West Coast National Park  at 306 486 visitors (2017) with the peak in annual flower season between August and September.

Tourism Trends

Nothing indicates the growth of a town more, than the amount of building plans approved. This shows the amount of people that wants to settle here and invest in Langebaan. There could be a lot of contributing factors like Good Governance, low crime rate, rate on return of investment, quality of life and overall well being. The decision to invest not only stimulate the local economy , but create a lot of semi-skilled and unskilled labour opportunities and has a massive roll on effect onto local businesses.More people, more buying power and more money pours into the town.

Building plans approved for Langebaan, indicates how big and active this industry is:

  • 1 January to 31 December 2020,  236 building plans were approved.(Covid period)

  • 1 January to 31 December 2021, 870 building plans were approved.

  • 1 January to 31 December 2022, 985 building plans were approved

  • 1 january to 31 August  2023, 654 buiding plans were approved for Langebaan.
